Welcome to the website for Thousand Acres Association. This site has been added to provide an additional way to communicate with Association members and share information throughout the year.
In addition to payment by check, the Association is now offering online payment as an option for annual assessments. This includes a convenience fee to cover credit card processing costs. See below for option for the regular assessment and for unimproved properties. Two-tier construction road impact fees are handled separately.

Road maintenance fees cover the costs of road maintenance, removal of fallen trees on the roadway, clearing of ditches and other work on the right-of-way, directional/warning signs, other maintenance required for county emergency vehicles, and/or snow removal for Thousand Acres Road, Poland Lane, Shoreline Drive, and Crows Point Road. No signs, lighting or structures except small mailboxes, standard wood or metal garbage containers, and a name/house number sign on a pole may be built on the right of way. By a vote of the association at a May/September general property owners meeting, there may be an occasional special assessment to cover unexpected costs such as major storm clean up.
Fees are payable on receipt of the invoice and no later than December 31. A late fee may be assessed in accordance with the Code of Commercial Maryland law.

This payment of $570.00 includes your annual assessment of $550.00 and a $20.00 convenience fee to cover processing fees. Email any changes in contact information to info@thousandacresassociation.com.
This payment of $53.00 is for owners of unimproved properties purchased before 2022. It includes the fee of $50.00 and a convenience fee of $3.00 to cover processing costs. If you own a golf course property, you are also required to pay a separate fee to Thousand Acres at Deep Creek Lake HOA. Email any changes in contact information to info@thousandacresassociation.com.
** This is a one-time only charge, in addition to the regular annual road maintenance fees, that is payable by owners at the time they request a variance, and/or receive a permit, and/or initiate new construction or renovation this calendar year and have determined the square footage of the structure. Owners are assessed a road impact fee for any new structure--with or without a foundation and including decks and patios‑‑whether a free‑standing structure or addition as well as owners undertaking extensive renovation that involves heavy equipment, new windows, removal of walls and floors down to the studs, new exterior, and/or roof replacement. If construction results in clear major damage to the road by a contractor’s equipment, the property owner will compensate the association for that repair at the conclusion of construction.
